There are lots of good restaurants, shops, theaters and clubs in the Union Square area. It is centrally located easy to walk to many places, easier to get cabs, with lots of public transportation options. Driving in the city can be confusing for visitors and parking is difficult and expensive. Muni offers multi day passes that are good for buses, trolley, light rail and the cable cars [unique experience but $5 per ride]. Your child can ride public transport free.

Hi everyone, I was wondering if buying a vacation rental home around Disney, near Irlo Bronson Memorial Hwy will be worth it, in terms of renting it out to tourists.

The rental agency gave us a huge list of do's and don'ts but the owners had gotten a hard covered type notebook like they have at Border's, etc. They explained how they had come to buy the home and what the house and area meant to them and invited all "guests" to write down their feeling and experiences while there. That was really cool to read!
Some things in the folder we got were location of nearest beach access, take out phone numbers and menus, nearby cafes and resturaunts and menus, brochures for nearby attractions, local papers or info booklets they have at grocery stores. Many of these things, as well as check out times and cleaning instructions were on the refridgerator or a cork board hung in the kitchen.

Basically, you buy-in at one of three stages : as a seed investor (where you get properties and a profit-share), as a pre-construction buyer (discounted properties pre-build) or a retail buyer (when everything is in place). The best way to save money is to go in the off-site season, when crowds are also low. For a group of 5, the very least expensive on-site options are to stay at a Fort Wilderness campsite, 2 separate rooms at a Value resort, or an All Stars Music suite (the most expensive option of the 3).
I would definitely recommend staying on-site, even on a budget. A great way to save is to book using an AAA membership; you can save up to 20% on room rates. Seek the services of a reputable Disney-centric travel agency to help you plan; the cost to you is nothing. Here are a few to consider:

A vacation rental can be risky, as it can be hard to know who you're dealing with, what the condition of the rental will be, etc. You'll have to rent a car, pay for gas, pay for parking at the theme parks, deal with traffic, you can't get the Disney Dining Plan, and you have to go into "the outside world."

We're going again in May for Memorial Day week. Our hotel (on the outside- each room sleeps 6 in 2 Q size beds and a sofa sleeper with micro/fridge, pool, etc.) is a total, tax included, $250 for 6 nights, our park tickets, which we get through a consolidator website (don't know which one- my travel savvy daughter deals with that) are $220 for 6 days at the parks per person. We are renting a mini van to drive from Nashville, TN since there are 7 of us going- 4 adults, a 12 yr old, a 5 yr old and a 3 yr old. We have it reserved already for $220 for the week plus 3000 free miles which will cover the trip. Gas will be about $250. Food (we bring in snacks and water and know little tricks for stretching the Disney meals... like buying a double burger and for $0.80 you can get an extra bun and make 2 single burgers- condiments are available for free! And lots of the full dinners are big enough to share with a child so we do that a lot) will cost us about $700. There's parking for around $8 a day-- $48 and stroller rental for around $15 a day for a double 9 which is convenient when the 2 younger ones get tired and also to store snacks and any other items we pick up on the way and is easier than bringing 2 from home when they are both sleeping and one person stays with them while the rest of the gang go off to continue having fun). The only thing left is souvenirs, which the kids buy themselves out of money saved all year by doing little chores- they usually save about $100 each for our annual vacations. Geand total for 7 people this time around is about $3350 OR less than $480 each for a week at WWD! Beat that!!! You can do it on any trip- we spent 2 wonderful weeks in England- 2 adults and 2 of my grandchildren for less than $7000 from RT air to rooms in London and B&Bs in the country to trains, busses, meals, teas, tours, boat ride, the London Eye, etc and plenty of souvenirs- remember the pound is 2 to 1 of our dollars, so this was very good! They have different seasons of how they do their resort pricing- value, regular, holiday and one other whose name I can't remember off the top of my head.
We *always* stay on site when we go. Our favorite resort is the French Quarter. (For you I would suggest Port Orleans, Riverside would be a resort you could use because the trundle beds in Alligator Bayou would suit your 6yo nicely)
Disney offers the Magical Express service to its resort guests, which means they pick you up at the airport and get your bags for you. Then they bring you back at the end of your stay. This option allows you the benefit of not renting a car. The onsite transportation they have is great!
We also love the mealplan because we can pay for the meals in advance and not worry about much by way out out of pocket expenses once we're there.
FWIW, the disney.com website stinks. With Steve Jobs being on the board you'd think their website would be lots more speedy and user friendly. I hate it!!!|||I went on the disney website and ordered a DVD to help plan a disney vacation. I suggest you do that, I have heard that staying at disney is a little cheaper because you can get passes to be shuttled anywhere...|||I would definitely recommend a vacation rental as this will be your cheapest route. I would not recommend staying at the moderate Disney resorts, they are getting very bad service. I was very surprised coming from a disney hotel. I have stayed at their most expensive when I was younger and now with kids I have stayed at the moderate. If you are going to stay at disney don't stay at the all-star resorts. We stayed at the Holiday Inn Express on Palm Parkway the last time we vacationed. The rooms were clean and the service was great. It was only $80.00 a night.
I would get park hopper passes, this is the cheapest route.

We have been there before, so we kind of knew what to do.
Go to Expedia, Travelocity, something like that. We rented a van and got a good hotel room at Seralago Hotel in Kissimmee for under $1500 for 5 people for 7 days. Staying at the Seralago, they serve breakfast buffet in the morning, not the greatest but they allowed 2 free breakfasts with 2 paid, which I paid for with my reservations. There was a small fridge and a microwave in the room, so we were able to pick up a few things to serve for dinner and we took snacks with us, so we ended up eating at DW only for lunch, which was way less expensive. The cheapest thing we did (and have always done) is to hit Walmart on the first day. They have a great Disney section and the kids each bought what they wanted and still had money left over to spend at DW. My nephew still wears his Disney sweatshirt at least once a week and it cost him less than $20.00, compared to $50.00 at DW. We also took our own water and snacks with us each day. Have a great time.|||I have taken my 3 children to Disney 2 times. We stayed in a resort once and offsite in a hotel the other time. I will tell you what, I thought it was a better vacation all the way around when we stayed onsite. Staying onsite all you do is get up in the morning get dressed and pick a park, the shuttle takes you right to it and brings you back when you are ready. No worries about tickets, parking, or any of that, we just paid for food and that was it (i understand that you can buy meals with your package though if you want). We called disney and made the reservations over the phone with a 200$ deposit and paid the rest (1400$) when we got there.
Staying off site at a hotel, we only paid 250 for the hotel package, which was 4 days in orlando, 3 in Ft lauderdale. HOWEVER-there was a stupid timeshare thing (they told us it was a free breakfast banquet that was included in our stay) that we had to attend and it ate up most of an entire day. The parking at Disney was outta this world, and it was such a hassle to get from park to park that we pretty much missed out on most of them. And then buying tickets everyday was SUCH a bummer!!
I am taking my family again in March and we will be staying onsite!

If you plan on just doing Disney World, call the Disney help line at 1-407-W-DISNEY or check their website at http://www.waltdisneyworld.com/ They have package deals that include air fare, transportation to and from the airport, hotel stay at a Disney resort, Disney transportation that basically goes everywhere on Disney property, park passes, meal vouchers, and maybe even some extras like behind-the-scenes tours. This I guarantee: Booking through Disney is probably cheaper than you think, and it's the most hassle-free method for an exclusive Disney trip.
If you also plan on checking out other attractions like Universal Studios, Sea World, etc., you're better off getting a package deal through Travelocity or Expedia where you get your air fare, hotel, and rental car all for one price. Your hotel choice should be someplace near Disney property, and there are several hotels near the Disney Village Marketplace ranging from Motel 6 all the way up to Doubletree, depending on your budget. You'll need a rental car if you plan to hit several attractions, and be warned: Florida has toll roads, so be prepared to plunk your change into the machines.
P.S.: Before you go, make sure you get a copy of Birnbaum's official Walt Disney World Guide. It'll really help you decide what attractions you don't want to miss, which attractions you don't really want to waste your time on, and it also has coupons in the back for discounts on various restaurants and attractions. Good luck!|||1. Stay in an extended stay motel with a kitchen. Must cheaper than staying on-site.
1a. Hook up with a time-share demo. You stay for 4-5 days at a cheap rate. All your required to do is listen to a 1-hour presentation at the end.
2. Stop at a grocery store and pick up food for in-room breakfasts and snacks for the day and evenings. You'll save $60/breakfast and about 1 hour a day, just in the morning.
3. Take froze water in the parks. Get a locker and store it in there. At $2.00/bottle in the park, it's starts adding up. For $12.00 and 6 bottles in the park, you can pick up 2 cases on the outside.
4. Get the in-park meal passes. You may spend $120 on the passes, but, during the day without the passes, expect to pay $13.00/head for every sit down meal ($65.00) for 1 meal. Eat two full meals and you got you money back. If the kids are small, you may be able to swing 2 adult eating passes and 1 kids eating pass. Most small kids will not eat $37.00 in food a day.
5. Take snacks into the parks. Their cheaper and you can't always find what you want in the parks. They will keep the kids filled between meals.
5a. Get the bottomless drink cup refills for $8-$10. You can refill it all day. You just have to carry the cup around.
6. If you belong to a credit union, you can get great discounts. Nursing credit unions have great deals, much better than AAA or the parks themselves.
7. At Disney, don't wait in lines. Get a ticket and come back later for the rides (you just walk in the express lane with your ticket). You'll save 2 hours waiting in lines.
8. Check the weather forecast for the day. If it's going to be a cool eveing, bring sweatshirts for all. If it gets chill and you have non on hand, they'll run you $50/pop to keep warm.

If you are going for your self I would take the advise above. As you appear to be taking kids, don't go cheap. The Disney World hotels are really nice but expensive. You do get discounts on the passes and you get to stay at the park longer as you don't have to worry about the traffic back to the hotel.
Take lots of pictures, before and after each ride. Get a locker in the park for the extra set of clothes you should take with especially if you are taking in anything that will get you wet. Do not take in lots of purses, billfolds as there are lots of pickpockets everywhere these days and amusement parks are not exempt from the criminals.
Be smart as to what you are doing and where you are walking especially after it starts getting dark.
Have a check-in time every hour or so just to make sure no one gets lost. With the tons of people there it is easy to have one person get overlooked for a while. If the three kids go as a group make sure they do not split up and go their own way after the grown ups are out of sight.
I did the time share once and Disney hotel the second time, I would recommend the Disney hotel, comfort, safety far out weigh the higher cost.

I am looking in to purchasing raw land on a lake with the plans to build a log cabin for a vacation property.
However, with the requirement for 50% down on land loans and the current housing market (buyers market) and interest rate plus the fact that the down payment can be as low as 10%, I wonder if it is more cost effective to buy a used cabin on a lake. I am thinking of renting out the property (new or used) to weekly vacationers while I am away in order to help offset the additional mortgage. I am looking for some advice from someone who has expereince in vacation rental property.
Point snatchers: Please don't waste my time with your simple "build" or "buy" opinion - that doesn't help. Tell me WHY.|||That is such a great idea. I love Log Cabins and we are thinking about building one too, we are just waiting until Hurrican Season here is over.
I am a Realtor in SW Florida since 15 years and i deal quiet some with vacation homes. As a Realtor i would tell you pick one of the newer existing homes, because it will be ready to rent out in no time. You can remodell and modify the existing home and make it your style in your own time and in your own budget - you can do it piece by piece. Everytime you get there in your vacation you can try to start and finish one project. You are not loosing any tenants by doing that.
If you can find an existing log home in a location you like and a style which works for you - i would say that would be the most efficient way to go. Specially if you plan to rent it out.
As a privat person (not from Realtor stand point) i would probably like to build. Find my "dream location" and my "dream floorplan" and do it from scratch.|||If you've always had a dream vacation home in mind and can afford to build, then build. It may be your chance to design and develope your own viewpoint architecturally. But recognize that building takes time and means that you cannot look at the place as rental income for at least 2 years.
An option to save for building is to put a mobile home (like a cool airstream) on the land and build in sections. You can rent the airstream, especially if you market to artists and cool folks.
If you buy, you could use it as rental right away, usually. You'll need someone to manage, unless you're close by. (Renters can be heck on property.)
But if you go that route, you can pay the property off sooner, be saddled with less mortgage quicker and then consider saving to build your dream home.
Once again, either way, rental properties are a lot of work. You either need to be in the area so you can check it each time a tenant leaves or hire a manager, and that cuts into your profits.|||buy but delay
all indicators are that the mortgage mess will get tougher before it'll get better and thus prices should become depressed (or depressed further) in another 6 to 18 months.
you'll know the time is right when the price of existing property falls below the replacement cost [after accounting for a decline in land costs, too.].
GL|||If you are strapped for cash you need to buy one already built. You won't get a construction loan if you don't own the land outright before building.
Also, you need to keep in mind that you can't claim the house as vacation property (second home) if you rent it out. You have to get an investment loan and lots of insurance, as well as pay additional property tax to the county it is in, to make it a vacation rental. Unless you can keep it rented all of the time (like at Lake Tahoe) it is better financially to just claim it as a second home and not rent it out.

That website's focus is a bit different than what you suggest but you never know. Or just google "short-term rentals, Lackland AFB, San Antonio" and see what comes up.|||Would it have to be a house? There are lots of nice hotels in that area. If you respond, I could check a few places out (hotels) and relay a message back tomorrow.

That really depends on the agency or person you are renting from. It is best to go through a known agency so you do not get scammed. Make sure you read through their Terms of Service. Also, beware of anyone with an email that doesn't have their own domain. For example, if you are renting from Rental Company A their email should be something like reservations@rentalcompanya.com. Something to watch out for is something like "rentalcompanyb@yahoo.com" or something like that. If they have a real company, they will have their own domain.
Also, if they want a deposit, talk to them over the phone.

We bought a condo in scottsdale and wanted to operate it as a vacation rental but it seems that is banned in many CC&R in condos i residential areas. I still see many of them advertising in vacation rentals websites|||In Arizona, the rules now state that if you buy a house/condo, you must reside in that house/condo for a minimum of 12 months. I'm sure there are ways around it to where they won't find out.|||no you cant do that here you must live there for 12 months at least or list it as a rental not vacation

I want to check out Wakiki, but I don't need to stay there. I'll have a rental car so I can drive around...assuming parking isn't a hassle. I'm looking more for a relaxing vacation than feeling like I'm right back in the middle of a major city. I found a great deal on a vacation rental near the Kohala Mandarin, but I don't know how great the beach is there. I love to snorkel, but other than Hanauma Bay and Shark's Cove, no one seems to mention other good snorkeling areas. Lanikai looks nice in the pictures, but how about the snorkeling there? As you can tell, I'm doing last minute vacation planning!|||Since you don't want to stay in Waikiki, you're definitely going to have to get a rental. Lanikai is a great place to get a rental. Kailua Beach Park near Lanikai is a very nice beach. You can snorkel there, but you may not see much. The reason Shark鈥檚 Cove and Hanauma Bay are such ideal places for snorkeling is because they are closed off from the ocean. If it鈥檚 raining a lot (like it is right now) the runoff from the mountains tends to make the water brown and murky which makes it hard to see things when you are snorkeling. If you are coming anytime soon, expect a lot of rain. It鈥檚 been raining quite a lot here in the last month and may continue. Also in some places the coral reefs may be quite a ways off shore, which also makes it difficult. Other than these two snorkeling places (Hanauma Bay and Shark鈥檚 Cove) it may be difficult to find a spot. It may be a long drive from Lanikai to Honolulu (Waikiki), depending on what time you plan on driving. If it鈥檚 during any time of rush hour it鈥檒l take you at least 1.5 hours to get to the other side. If you are going to Waikiki you can park in the Honolulu Zoo parking lot on the corner of Kapahulu Ave. and Kalakaua Ave. It鈥檚 metered but cheap and there are plenty of spaces. Hope this helps a little.|||The beaches at Lanikai, and nearby Kailua are some of the most beautiful places in the world. The snorkeling there is O.K. (better at Lanikai than Kailua) but nothing like Hanauma Bay. (Not nearly as crowded either). The beaches and the kayaking are incredible. Remember Oahu is an island.... you can drive almost anywhere in a reasonable amount of time. Parking is usually only an issue in Waikiki, and at Hanauma Bay. Get to the Bay early (right when it opens) to get a good spot. Plus the water is clearer in the morning before everyone stirs it up. It's closed one day a week (Tues. I think) so call ahead.

If it is just you renting out a vacation home, you report it on your personal 1040 income tax form, income and expenses, read IRS publication 925:

Okay so let's say the people want to rent the house, they could send the deposit money to your account via wire transfer. Then before they come in to actually rent the place they have to have the rest of the money in your account by a certain time.
Other than this you could have them send money orders or cashiers checks to you via Federal Express or UPS and then you could make sure the money clears before the actual renting deal goes down, i.e. they move in for the rental period.|||Checks and Money Orders have worked well enough for the people I rent from, plus charge whatever it is you pay to cash the things on top of the rent- that way your money is not cut into.|||Western Union. They can go online and send it ot you using their credit card. If you tkae a check make sure it's a cashiers check form the bank!|||Paypal would be my best suggestion|||checks, money orders or cash?

Liz, go in a hotel, you can get some great deals this time of year. You can try latedeals.com or just google up for the Lakes. Its not as expensive as you think if you shop around and you have a nice bed to sleep in. no washing up or laundry etc. Stay in one in town, and you can get some good food, drink and entertainment, at reasonable prices. You still get all the walking, views etc. and relax afterwards.

I'd tend to think you might want to look things up on Craigslist (and go see them in person, too -- lots of Craigslist things that are too good to be true are indeed scams). And otherwise you might want to look for things like hostels that will do weekly or monthly rentals. Your best bet may be to ask around via anyone you already know -- just in case they have an ohana on the back of their property that's short-term open -- something like that.

Most of what used to be Little Italy is now Chinatown- the Italians moved out and the Chinese moved in. What remains is a very busy- touristy in the good sense area -full of etnic food stores ,restaurants and pastry shops.

It is centered on the N/S running Mulberry Street between Houston on the Notrth [ locally pronounced 'how-ston" ] and Canal on the South and use BWY as the western edge and Mott St. as the east.

It is safe & reasonably convenient to transport, but crowded & noisy - especially on weekends when all the tourists cram the streetside restaurants until late in the evening -- actually early morning.|||Little Italy is a cool area and duh, plenty of Italian food! Good pizza. I don't live in that area but I have gone there occasionally to eat. I think it's close to Chinatown. It is about a 3 hour drive from Miami International Airport, it is out by itself, they do have cottages and it is a very unique beach as the grass goes right up to the water. You can choose a hotel in Kissimmee that will provide free transportation to Disney, but you will have to get a taxi to go to the convention center. Or you can stay on International Drive which you can then take the iride trolley or the bus to the convention center, but will have to get a taxi for Disney. I will give you some websites to check out prices for the taxi service to these places. If you choose to stay in Kissimmee I would recommend the Seralago hotel which is right next to old town. There are restaurants across the street and a Kentucky fried chicken and pizza hut in walking distance. If you stay on International Drive you will be able to take the iride trolley up and down International Drive which has discount shops additional activities, and restaurants along the route. We stayed at the Homewood Suites on Garden Ave it is a block off of International Drive and within walking distance to Wet N Wild. We enjoyed are stay at both hotels. Or why wouldn't you...|||I prefer having a central location to call "home" when travelling. This can be a rental home, or a resort condo. Some hotels have week-long rates, but few have the space to really spread out. Staying in that kind of place allows me to put things in drawers or closets, spread my things out in the bathroom, etc. and not have to live directly out of a suitcase for the whole trip. The lack of daliy maid service doesn't bother me at all because I don't have daliy maid service at home anyway. It's still just me and my husband sleeping in the bed, why do I need clean sheets every day? It also saves lots of money to have cooking facilities available instead of having to pay a restaurant for every meal.|||I find them more comfortable and more like home. You can also fit more people, and then of course it is great for my dog because hotels don't allow animals.|||some of the homes allow more people to stay at the same price and also location is a big plus to some people|||A vacation rental home is ideal, especially if a group will share in the cost. We often do this in Monterey, and find it very enjoyable

Several of the cities around Vegas have outlawed short term rentals in residential areas because the renters would party the whole time and disrupt the neighborhood. Also HOAs have banned short term rentals like that for the same reason. If you need a larger than standard hotel room you should check out timeshares in Vegas. They are renting their units like hotel rooms but are actually one, two and three bedroom apartments. You can get a real deal on them right now.
You can check out this site as they include timeshares in the hotel rentals and you will see what I mean.|||I looked for mine online and booked it through either that condo or website directly. I do not trust Craigslist because I live far away. When I get to Vegas, I want to make sure that I have a place to stay at a price I approved before hand. You don't want to end up and have an oops moment and have to scramble to find another place, at an elevated price. Plus, if you book through a website, or hotel directly, you're dealing with a business and you've got somewhere to refer to if anything goes wrong.
I've stayed at some of the suites hotels before like, Emerald Suites, and Homestead. I chose those places because basically what you get is a room that's like a small apartment. You get the kitchen, bath, pool, laundryroom and sometimes a gym. It's not as fancy as the strip hotels but it's comfortable way to travel I think. Having something like a fridge and microwave is great when traveling! I'm the kind of traveler who loves my leftovers and having chilled drinks and ice cream in my room. Also really helpful when you have kids too. If I could also add one more thing, due to the restrictions on luggage nowadays, I love having a laundry room around. I pack less because I love to shop and bring things home so when I go for a swim, I just quickly drop a load in. It's worked out great for me!

It might be hard to get a flight though and take a lot of time. From Travis AFB in California, it took almost 8 days for my grandparents to fly to Hawaii. Leaving Hawaii just took 2 days.
We used to live in Panama City Beach, FL so from FL to HI you would spend at least $800-1200 per person for the flight. Hotels range from $150-400 a night and then you add food, rental car, etc.....
I would estimate AT LEAST $10-12,000.
That's A LOT of money for a place that isn't exactly worth it, in my opinion. You can get just as pretty of a beach and lower cost of living if you go to Montery Bay, California (which is better than HI) or South Carolina.

I doube you would have any locals staying there. You can't really see it from the street due to high hedges. In that area, it's block-to-block in terms of being nice or grungy. That block is pretty good, but it's less than a block from a fire station, so you're going to hear a lot of sirens. But it does have a decent location in Hollywood.

No, a license will only allow you to conduct a sale. If you want a vacation rental management company to manage the proprieties (collect rent, get the place ready for new tenants ect.. ) no license.
If you are renting the place out also, in most states it is not required, however having a license may put you in touch with more people who have available tenants.

While doing my research, I guess there is a difference between a second home and a vacation rental?|||A second home is a place that you have purchased. You own it. A vacation rental is a place that you have rented for an alloted amount of time. It isn't a time share because you have bought a specific couple of weeks in a year that you have from year to year. You are only renting it for a one time vacation.|||Last Christmas we went to the Smokey mts and stayed in a vacation rental cabin. It's owned by an individual and rented through an agency. When the owner isn't staying there, it's rented to people like us. It's completely furnished from cookware. dishes, linens, etc.

I see that there are lots of vacation rental options in the DR and it looks beautiful. Is it politically stable and safe there?|||politically it is fairly stable.. Here are a few suggestions, as to safety, most, of which are common sense to help ensure one’s safety. Many of us overindulge when on vacation, if you leave a disco at 3a.m. It is not prudent to wander through darkened streets, parks and beaches in an inebriated state. If you rent a car keep in mind drunk driving has equally disastrous results anywhere in the world. Driving in the DR can be a real challenge so drive ultra- defensively. Should you rent a passola (scooter) or 125 you will have a ball but guard it, lock it and keep your eyes on it all the time. Two men, a boy and a pickup and it’s history. Should you not feel confident in driving yourself, take a commercial tour, they aren’t all that expensive. When riding a motoconcho, watch the exhaust pipe, you don’t want a Sosua (Dominican) tattoo. They hurt mucho. Use ATMs during the day where there is a security guard. Don’t flash a wad or expensive jewelry. Fanny packs are great, but one slice of a knife and there goes cash, credit cards, passport etc. Avoid drugs, however soft, there is a 0-tolerance policy and Dominican jails are not Holiday Inns. Should you hire a rent-a body be careful, in the morning you may find your wallet has gone further South, and remember the high incidence of AIDS in developing nations so always use protection, there are some souvenirs we can do without. Drink bottled water. Fortunately the old West Indies expression, “get a cut, get a Band-Aid, get sick get a plane,” is outdated. There are many extremely competent physicians in the DR. So please, please leave your resort and see what the DR has to offer. You will be glad you did.|||Yes it is!! FYI everywhere you go it's not safe.. But I have vacationed there and love it!! can't wait to go back. I been to Punta Cana it's beautiful and the people are so nice and lovely.|||yes the D.R. is a very safe and stable country. We do not live near the rental house. A typical rental period would be a weekend, or a week long rental. Apparantly the last two weekends there have been extremely loud bachelor parties - and our neighbors are furious (I can't blame them!) We have encouraged our neighbors to call the police, and have witheld security deposits, but need to figure out a way to better screen the potential renters, and a better way to deal with them if they get out of hand. Thank you for any advice you can provide!! :-)|||I own a vacation rental company. We manage about 40 short term rentals so I CERTAINLY know what you're talking about.
There's nothing you can do about prescreening them. And you can keep their security deposits all you want (as long as they sign something saying they are aware of that possibility). However, this will not get them to shut up.
After much thought, I wrote in our rental policy that they will be immediatly evicted if neighbors complain.
I gave all the neighbors my phone number. When one of them calls me saying there is excessive noise, I call the police and have them evicted ON THE SPOT! I don't even have to get out of bed! (the local police have gotten to know my voice by now.)
I know this sounds harsh, but it's the only thing I could do to keep the peace. They were notified of the rules when they checked in. They choose to break those rules and thus, pay the price.|||Let the rent rise. The more expensive, the nicer the people?...|||raise the rent, maybe this way you will get a more sophisticated crowd of people interested in your house|||9-1-1|||Screening the renters is most assuredly the way, but more than just "screening" it's learning to ask questions and give expectations. "What are you going to be doing during the time at the rental?" Then add "Reason I ask is that we absolutley prohibit loud parties (or loud renters) which will disturb the neighbors. We have told the neighbors. to call the police in such cases and we will support any legal actions on thier part." Lay it out and on the line. "Loud Noisy Renters = Lost Security Deposit" Put it in writing and make them sign it. Give them a copy and hold the signed copy with the rental agreement.
Those who don't like it can rent elsewhere...|||Raise the security deposit and make it clear that noise complaints means no deposit.|||Rent to older people....they tend to go to bed earlier, and not party quite as hard.|||Play Barry Manilow like the Aussies! That'll drive them out.|||if the cops wont or cant quiet them, then there probably isnt much you can do about it, i wouldnt imagine you could even legally hold the security deposits either. I guess you have to rent to old people, or mutes.|||I would put on the advirtisement that you are looking for quiet renters.. and maybe say that because of past situations with neighbors, if there are complaints, they will have to pay a fine. Of course make sure it's in the contract. That'll sure keep them quiet. I hope!|||Mention to them that if they don't get better they loose the rental house.|||I have a tendency to agree with Tones.|||Write it into the lease that security deposits will be withheld, if you hear any complaints. Continue to encourage your neighbors to call the cops. Maybe raise the rent as a last resort.|||A nasty problem. When receiving any such report, send a letter to the tenants detailing the complaint, noting that this is in violation of the lease, and further violations will result of termination of the tenancy. But you cannot withhold any part of a security deposit except to pay for damages. However, unrented time while you are searching for a new tenant may qualify as damages -- check with your local property owner's association to be sure.|||as for references (prior places of residence, neighbors, etc.) and actually follow up with phone calls. That might give you an idea of the type of people who you are renting out to. However, that probably won't predict the loud bachelor parties and such that you've been experiencing.
I would make it a stipulation in the contract that if a noise complaint is filed that you don't have to return the deposit and inform them that the neighbors have called in complaints before. There is oppertunity to abuse this (obviously) but ethics are not the subject of this question :)|||You didn't say whether the rental is near an ocean, or in the mountains etc. It sounds like it might be a place where young people are attracted to. I would raise the rent to try to get a better class (I hate that word) of people. Maybe you shouldn't rent at all to people say for instance under 30. They tend to be the partiers.
What about giving a discount (say 10%) for Family rates. It sounds like you need to get families in the rental rather than renting to bachelors and young adults.|||include in the rent a sort of deposit apart from the security deposit. Explain that you are tryint to keep the peace between neighbors and the deposit will only be returned if there are no complaint from neighbors within 2 months.
To help with the screening process have the renters provide the names and phone numbers of landlords, neighbors, etc. Use the internet to check addresses, and make sure that the neighbors actually live next door. ASk for a refrence from someone who they work with or for. Again this may be able to be verified through the interent.
If it is a rather quite neighborhood you may be able to install security equiptment or equiptment that records sounds over a specific decible (this would probably have to be done outside the house for privacy reasons). If it is possible to access this remotely (and I can't see why it wouldn't be) you could check on it every now and then and if there is a problem report it yourselves.|||Put your foot down! That is your property and you do not want to loose it. Write up a new rental agreement and let the renter know that all uncontrolled parties will be reported to the local police department. Also let the renters know that they can be charged with disturbing the peace..|||Unfortunately, there's not a whole lot you can do to positively guarantee that your renters are going to be quiet, unless you only rent to senior citizens (and some of them can be quite loud!). Make sure it's part of your rental agreement that any complaints from the neighbors or police will cut their weekend short, with no returns on their deposit and a possible fine from the local police. You might have to find out if this is legal in your area before doing such. Someone just might try to sue you for the return of their money, and win. Go over this contract with them, letting them know that there have been complaints in the past, and that you will not tolerate this, nor will you rent to them again if there are any complaints. But, if this happens too much, you might want to consider having someone personally meet with potential renters and talk with them, and also getting addresses of their own neighbors so that they can be interviewed. I don't know if you follow up on any of the references they give you, but I would do so on the spot, not giving them time to prep their friends with what to tell you. But you'll still have to check out the legalities on what you can and can't put into your renters' contract. You might also try having a "noise deposit" in your contract, returnable within 30 days after their stay, if there are no police reports. You'll have to tell your neighbors to please call the cops, so that there will be a written police report, and that should be all you'll need for proof. You might just have to rent to seniors after all, if nothing else works out. <*)))><

Please provide a link to the law as it pertains to a residential vacation house in South Carolina as far as the owner entering the property unannounced.|||Law is always a part of every contract---true, private agreements are private matters but the Court can, and does step in upon a lawsuit. Additionally, South Carolina has enacted a Landlord-Tenant Law that applies to almost all residential leases and the terms of this law also control your rights and duties as a tenant. For example, the law places an obligation of good faith upon both parties. I'm unsure about your rights to be left undisturbed, but sometimes landlord's have the right to enter upon the property, for instance, if something is broken, or perhaps, if it was written in the contact. Absent a lease, you should have some right to be left alone and enjoy "possession," and if not, to terminate the lease and sue for damages, but you have not given specific facts. I am not a South Carolina lawyer, but you should do some more digging, or ask a lawyer, if your situation is serious.|||The primary rights and responsibilities of both parties are in the lease. Law enters into it only if there is no rental agreement.

Thanks|||Since you are younger than 21, I think your best bet is to try to directly contact a rental property owner such as a house or condo. You will have a better chance of finding a rental that way than if you contact hotels or motels.

Click on Honolulu. If you're planning on attending UH you might look for places along University Avenue. $1500 p/mo is far too expensive on a student budget. My niece had an 800 sq. ft. studio with kitchinette 1/2 mile from the university for $800.00 p/mo. during the years she attended. Good luck and I wish you good fortunes on your journey.

I find it perfect. I use a site called VRBO and have found great deals. I stayed in Carolina once, just 10 min from the airport for $75 a day, it was small but very clean and had top of the line bedding. I've found them in Condado for as little as $100 a day, on high floors with great views. You get the benefit of having a home away from home, and you end up spending less on things like dining out because you have a kitchen.|||I would imagine it to be like anywhere else, some good, some not so good. When booking a vacation rental, do your research and you won't be disappointed. If someone has something to say about a bad experience, you should be able to find it on the web. If you find a place you like, do a search on it and you will get a good idea of if it is a good place or not. Lots of times you can get info about the company you are trying to rent from the same way.|||I've visited San Juan and stayed in a vacation rental. My experience was fine. The place was exactly as pictured and had plenty of room. The location was good. I didn't have any problems. The person met me to give me the key and show me around. Does it make financial sense? Anyone own in either area and have suggestions?|||I used to live in Kennebunkport, ME. We used to go to North Conway for shopping. But besides that, we found that tourist/rental business is far a few between up there. Even when Bush senior was pres., my husband was the general manager of a nice seaport inn and it went belly up during the best of times along with many other inns at that time. So if you're looking for vacation for your own pleasure it's one thing. But to count on a rental you'd really have to find out more about the local economy and who would be renting and what the average salary of people who work up there get and where is the biggest employer in the area and the unemployment rate (which we found was high compared to the rest of the northeast). Based on my personal experience it would be difficult to find good paying rentals.

I'm about to sign an agreement for a vacation rental but I'm a bit hesitant because of the conditions ($700/wk):
1) $300 Security Deposit + 50% of Rent ($350) = $650
which is due before I get there and the other 50% due at arrival
2) Cancellation Policy: The $650 is non-refundable if canceled within 30 days of arrival date (that's practically the entire amount to stay there!)
3) Security Deposit mailed 10 days after departure.
I haven't really rented vacation homes and don't know if this is a typical agreement. I guess the part that worries me is that I'm practically sending the entire amount before even arriving and in the case I have to cancel, I lose everything. And also the fact that I don't get my security deposit during my departure.
If you've rented vacation homes in the past, please let me know if this is a standard practice.
Thanks!|||Hi, I hope I can help. I have rented many vacation homes all over the united stated and I also own 2 vacation condos. I do normally book my vacation homes 4 to 6 months in advance and do require a security deposit equal to 1 week (near Disney 2/2 it's $925 per week) and the 1st week of their stay, which is non refundable if canceled, then at arrival the customer pay for the balance their stay. If they leave early they don't get that money back unless I can re-rent, but this is unusual. I do not get a lot of people that book last minute, if someone cancels I'm out that money. So I think that want to discourage people from booking then later changing their minds. It sounds standard, but I do a walk thru at check in with the clients while helping them with the luggage and going over available services and such. I offer a check out walk thru and credit their card same day unless they cant wait.
So don't worry it sounds right. Here's food for thought from my renting of someone Else's vacation homes, always use a credit card, be sure the contract covers amenities (pool, lake/river access,laundry area, furnishings, marina slots if needed to be sure there is everything you need included in the cost. And do your own walk thru at arrival with a video camera is better, to project yourself, and write down any potential damages that were there before you arrived. And check out their web site before you book if they have one, what they say in the contract shouldn't be different in the website. (bait and switch) Just food for thought!

|||They do this so that you won't cancel after they have pulled it off the market. If you cancel on them and they have had it off the market and lost other potential renters, you'll have to pay for that loss.
They make the deposit substantial so that you will not walk away from the deal.

I just booked a vacation rental posted on Craigslist. However, the guy needs me to send $100 deposit for the rental to his PO Box. I'm very skeptical to do this. Are there any kind of protection laws that Craigslist offers in cases like this?|||Craigslist does not offer anything but advertising services. They caution you about doing business on the internet. But, that is all that they can do. Asking for a deposit is not all that unusual. If you feel as though you might be getting ripped off, look for another rental. I am sure that you can find one that you might feel more comfortable with.|||I offer my Vacation rental on Craigslist all the time to fill in gaps from my primary site.
I also contact by phone and answer questions and until renter feels fine with arrangement I also ask for a deposit or full payment if close to arrival. Craigslist is a great tool for you to use. Go carefully since it is not policed!Good Luck!

I'm not sure how much you are looking to spend, so I would say that it's best to do your homework and use online research to find available places to stay that fit within your budget.
Rather than give you a specific property name and location, I would suggest that you do some research on the available houses/condos, the prices and the locations. I have used justvr.com in the past and it was quite helpful for narrowing down my choices and booking a few nights stay.
Looking at vacation rental apartments in LA but there are so many neighborhoods that I am confused.
What is the best neighborhood with many things in walking distance? I want to go out and have a good time and not need a car. This is easy to do anywhere in New York but I am not so sure about LA since it is much more open and spread out. Thanks!|||Santa Monica is probably the most walkable tourist destination.
By not renting a car though you will miss out on seeing the city though. Public transportation takes a long time for anyone that is here visiting. You'll spend more time sitting in a bus or a train than actually getting to do anything cool.|||To put it bluntly, LA is not NYC. You're comparing apples to oranges, in more ways than one.
If you want to be able to walk around, get a hot dog from a cart, and have great pizza, go back to NY. If you want to see beautiful beaches and the entertainment capitol of the world, come to LA.
Since LA is so spread out, there is no single place that is close to EVERYTHING. Most people who come here tend to stay in Hollywood, Santa Monica, or Anaheim. In Hollywood, I recommend the Orchid Suites, Hollywood Celebrity Hotel, or Holiday Inn Walk of Fame, all near Hollywood and Highland. Another one is the Best Western Sunset Plaza. In Santa Monica, the Holiday Inn Santa Monica is close to the pier and reasonably priced. In Anaheim, I recommend the Howard Johnson (HoJo) Anaheim, and the Candy Cane Inn. There is also a nice place in Burbank called the Best Western Media Center, very close to Warner, NBC, and Universal Studios.
I would go with one of the Hollywood hotels. And plan on renting a car.|||If you don't rent a car, you'll probably need to get cabs. Everything in LA is spread out. I usually suggest people stay in Marina del Rey because they're walking distance to the Marina and Venice Beach and a short cab ride to Santa Monica and Beverly Hills.
The other place to stay would be Hollywood. You might end up walking distance to Hollywood and Highland which has a lot to do, but you'll still need a cab if you want to get to Sunset Strip or Melrose to shop.
If renting a car is out of the question, you might want to spend two three nights in a hotel/rental in Hollywood, then switch hotels and stay in the Marina or Santa Monica the other two nights.|||Los Angeles is not a city. It's a suburb. If you really want to walk I suggest you go to Yellowstone Park where you can actually enjoy the walk. In LA you'll just be breathing smog.

3-5 friends and I are looking to rent a house for a week in Tuscany. We are early 30s females, fairly well traveled, probably looking at late June/early July. Am a bit leary of renting from random rental websites. Concerned about locations- distance from airport, stores (since we'll be buying our own food, etc.) Not really familiar with cities in Tuscany beyond Florence and Pisa. All would prefer pool or beach access. Have thought of resorts (which are probably out of our poor social worker budget) and tours (which were vetoed because we don't want lots of running around and repacking). So in writing all this, maybe we sound high maintenance- we just want to sit around in the sun- but we're not afraid of shopping, cooking, or cleaning up after ourselves. Be aware if you going to rent a house in Tuscany most of them are situated outside of towns, you will need to arrange transport to the accommodation or to rent a car. Also try to book in advance June/early July is already high season and good and relative cheap accommodations can be already full.

Great location, great accommodation, great pool, and great price. Yes, it's a bit out of the way, BUT the benefit is the great price. 400E for a week is ridiculously cheap. the train station in Chiusi is only about 15 min away, Rome is 1.5hrs away via train. Cortona (Under the Tuscan Sun) is about 25 min drive, Montepulciano is about another 25 min. We barbequed almost every night by the pool, day tripped w/in an hour n-a half every other day (San Gimaniano, Sienna, Assisi, Gubbio, Chianti vineyards, etc)
The key to this (and some others) is that it lies across the border in Umbria. The just-as-beautiful but often neglected (thankfully for my pocketbook) part of the WHOLE "Tuscan" region.
The best part about this area/location is NOBODY bothers you. I ran the backroads in the morning with no traffic, parked under the owners olive trees, washed and hung out our laundry with the owners, and welcomed the birth of their first baby. This family is wonderful and we're planning on returning again this summer.|||This is a great website with alot of tips and information.

I don't know Tuscany that well as I live in Piedmont in the North West of Italy but have been on holiday there a few times. The best thing to do is to try rent somewhere outside of the main cities.
